1. Employment letter (salary, position, work since, status) and most recent pay stub with cumulative earnings amount to date.
2. Credit score and report (at the tenant's expense) and CORPIQ or Thibaudot and Oligny report.
3. Clause 9.2 of this PL is applicable (the tenant's consent to verify payment habits and provides references from the previous owner).
Once the offer is accepted:
The Lease must be signed within 10 days maximum after the PL accepted and the tenant must
submit a check or Interac transfer representing the first month's rent on the day of
signature of the lease between the 2 parties.
4. The tenant is responsible for all rules and fees related to moving and
move required by the union.
5. Proof of civil liability insurance at ($2 million) for the entire duration of the lease.
6. The tenant agrees to submit post-dated checks for the entire term.
7. The potential tenant must read and accept the building regulations.
During the lease:
8. The tenant must not and must not allow anyone to smoke or vape tobacco,
cannabis or any other illegal substance in any interior part of the premises, including common areas.
9. No Airbnbs are permitted and all similar short-term sublets are prohibited.
10. The tenant is not authorized to sublet or transfer the lease without the written authorization of the Landlord.
11. Tenants will be responsible for paying any penalty due to their non-compliance with the regulations and declaration of co-ownership.
12. The tenant will also be responsible for paying costs due to the loss of keys or a remote control.
End of lease:
13. At the end of the rental, the unit must be returned in the same condition as when rented, this includes all inclusions of the unit, as well as the normal state of wear of the floor.
14. If the lease is not renewed at the end of the term, the tenant MUST honor ALL showing requests for all potential new tenants, for which 24 hours notice will be given.
Inclusions:  AC, hot water, Wifi, fridge, stove, microwave, dishwasher, washer-dryer.
Exclusions:  heating and electricity. Indoor parking available $135/month more. Electric parking $185/month included.
